Who we are
Homelord is a real estate team that helps people buy homes with built-in rental income, a strategy called house hacking, and supports them as landlords after closing. Homelord is operated by [HOMELORD LEGAL ENTITY NAME] ("Homelord," "we," "us," or "our"). Our agents are licensed in Utah and practice real estate through Prime Real Estate Experts.
This policy covers information we collect through homelordsystem.com and any page, form, class, download, or service that links to it, including the Homelord System™, Property Audit™, Income Blueprint™, and Landlord Launch™.
What we collect
In plain terms: what you give us on forms and calls, what your browser tells us automatically, and what we pull from public and industry sources to analyze a property.
Information you give us
- Contact details: name, email, phone number, and mailing address.
- Home search details: target areas, price range, timeline, property type, and the addresses you ask us to evaluate.
- Financial context you choose to share: budget, down payment range, pre-approval status, and expected rental income. We do not ask for bank account numbers, card numbers, or Social Security numbers through this website, and you should not send them to us here.
- Class and event registrations: the classes, webinars, and events you sign up for and attend.
- Downloads and resources: the guides, checklists, and starter kits you request.
- Messages: anything you send us by form, email, text, phone, or social media.
- Landlord information: if you join Landlord Launch, details about your rental unit, rent, and landlord setup that you share for coaching.
Information collected automatically
- IP address, browser type, device type, and approximate location (city or region level).
- Pages you visit, links you click, how you arrived on our site, and time spent on pages.
- Whether you opened or clicked our emails.
- Cookie and pixel data, described in Cookies and ads.
Information from other sources
- Property data from the MLS, county assessor and recorder records, zoning maps, and permit history, used to analyze homes and ADU potential.
- Lead details from advertising platforms (like Meta lead forms) when you submit a form there.
- Referrals from lenders, other agents, or past clients who connect you with us.
How we use it
- Respond to your questions and schedule consultations, showings, and calls.
- Represent you in a home purchase or sale and fulfill our duties as your agents.
- Run property analyses, including ADU, zoning, and rental income estimates. These are estimates, not guarantees.
- Deliver classes, downloads, landlord coaching, and other resources you sign up for.
- Send you emails and texts about listings, house hacking education, and our services, as allowed by law and your preferences.
- Measure and improve our website, content, and ads.
- Build and improve our analysis tools using property-level data and de-identified or aggregated information that does not identify you.
- Keep records required by real estate license law and brokerage rules, prevent fraud, and comply with legal obligations.
Text messages
If you give us your phone number and agree to receive texts, we may send messages about your home search, scheduled calls and classes, and house hacking resources. Message frequency varies. Message and data rates may apply.
- Reply STOP to opt out at any time. Reply HELP for help.
- Agreeing to receive texts is never a condition of working with us.
- No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent are never shared with third parties, except service providers that deliver the messages for us.
Email communications and lead forms
In plain terms: if you fill out one of our forms and agree to hear from us, we'll email you. One click unsubscribes you.
When you submit a form on our website, through a Facebook or Instagram lead form, or at one of our classes or events, you give us your contact information and consent to receive emails from Homelord about house hacking education, homes and ADU properties, classes and events, and our real estate and landlord services. You can withdraw that consent at any time.
- Unsubscribe anytime: every marketing email includes an unsubscribe link. You can also email us and ask to be removed. We process opt-out requests within 10 business days.
- Who it comes from: emails are sent by Homelord and identify us as the sender, with our physical mailing address included.
- Consent is optional: agreeing to marketing emails is never a condition of buying a home or working with us.
- Where submissions go: form submissions, including those from Meta lead forms, are delivered to and stored in our CRM and email systems. Only our team and the service providers who run those systems for us can access them.
- Lead form platforms: when you submit a Meta lead form, Meta also processes your information under its own privacy policy. We receive only the fields shown on the form.
Consent language on our forms
Our forms display a statement like this one next to the submit button:
By submitting this form, you agree to receive emails from Homelord about house hacking, homes for sale, classes, and our services. You can unsubscribe at any time. See our Privacy Policy for details.
Cookies and ads
Cookies and pixels are small files and code snippets that help our site work and tell us which content and ads are useful. We use:
- Essential cookies that keep forms and pages working.
- Analytics, such as Google Analytics, to understand how visitors use the site.
- Advertising pixels, such as the Meta Pixel and Google Ads tags, to measure ad results and show our ads to people who have visited our site.
Your options
- Block or delete cookies in your browser settings. Some site features may not work as well.
- Opt out of Google Analytics with the Google Analytics opt-out add-on.
- Manage ad preferences through Google Ad Settings, your Facebook and Instagram ad settings, and the Digital Advertising Alliance.
Our site does not currently respond to browser "Do Not Track" signals, because there is no consistent industry standard for them.
How long we keep it
We keep your information for as long as we're working with you and for as long as we reasonably need it afterward to stay in touch, support you as a landlord, or meet legal requirements. Real estate license law and brokerage policy require us to keep transaction files for a set number of years, even if you ask us to delete other information.
How we protect it
We use reasonable administrative, technical, and physical safeguards, including encrypted connections on our website and access controls on our systems. No method of storing or sending information online is 100% secure, so we can't guarantee absolute security. Never send sensitive financial or identity documents through website forms.
Your choices and rights
- Emails: click "unsubscribe" in any marketing email. We may still send messages about an active transaction.
- Texts: reply STOP.
- Access, correction, and deletion: email us to see the personal information we hold about you, fix it, or ask us to delete it, subject to the record-keeping rules above.
State privacy rights
Depending on where you live, including Utah residents under the Utah Consumer Privacy Act where it applies, you may have the right to confirm whether we process your personal data, get a copy of it, delete it, and opt out of targeted advertising or the sale of personal data. We'll honor these requests as the law requires and won't treat you differently for making one. We may need to verify your identity before acting on a request.
To make a request, contact us using the details in Contact us.
Children
Our services are for adults buying, selling, or managing real estate. We do not knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we'll delete it.
Other sites
Our site links to outside websites, including lenders, listing portals, booking tools, and social media. Their privacy practices are their own, so review their policies before sharing information with them.
Changes to this policy
We may update this policy as our services and the law change. When we do, we'll update the "Last updated" date at the top. If we make a significant change in how we use your information, we'll give you clear notice before it takes effect.
