Edwards House Hack

The Edwards family had one kid and another on the way, renting a basement apartment. They wanted to house hack their way into a real home, but the numbers for a bigger place in a decent neighborhood weren't adding up.

They came to my house hacking class not sure if buying was even realistic. The loved the strategy. What shifted things though was the ADU rental income counted toward qualifying. Homeownership was now within reach!

We found a home under five years old with a turnkey ADU and long-term tenants already paying $1,400. After closing, rent was raised to $1,550 a month. I negotiated $15,900 in seller concessions to cover closing costs and buy down their rate with a 2-1 buydown. Their mortgage was offset from day one. No vacancy. No rehab. No waiting.
