House hacking usually gets talked about as an entry-level move — the strategy that gets a first-time buyer into a home they couldn't otherwise afford. That's true, but it's only half the picture. At the $1M+ level, house hacking works just as well, and in some ways works better. It just doesn't look like a basement apartment.
At this price point, the unit that makes the most sense is a detached ADU above the garage — a carriage-style apartment with its own entrance, its own address in feel if not on paper, and zero shared walls with the main house.
Why the Math Still Matters at $1M+
A bigger price tag means a bigger payment, and a bigger payment is exactly where rental income has the most impact. Offsetting $1,000–$2,000 a month matters at any price point, but it matters just as much psychologically at $1M as it does at $450K — it's still real money coming off a number that otherwise feels enormous.
The difference at the luxury level is what that unit can command. A well-finished garage-top ADU in a desirable neighborhood doesn't rent like a basic basement unit. Depending on the market and finish level, these units can rent well above the $1,000–$2,000 range, especially in areas where tenants are paying for the neighborhood as much as the square footage.
Why Above the Garage Instead of the Basement
At $1M+, buyers usually aren't looking to share a foundation with a tenant. A detached ADU above the garage solves that. There's no shared basement stairwell, no shared laundry room, no sense that someone else's apartment is technically part of your house. It's a completely separate structure that happens to sit on the same lot.
That separation cuts both ways, and it's a good thing. Your tenant gets real privacy and a unit that feels like its own place, not a converted room in someone else's house. You get the same. For a luxury buyer, that distinction is often the difference between being open to house hacking and refusing to consider it.
It also holds up better at resale. A finished garage-top apartment reads as a guest house or a casita — an amenity, not a compromise. Buyers at this price point actively look for that kind of flexibility, whether they plan to rent it, host extended family, or use it as a home office or gym.
What Utah Law Says About Detached ADUs
This is where garage-top units differ from basement apartments in an important way. Utah's Internal ADU statute — the one that guarantees basement and internal units as a permitted use statewide — doesn't cover detached structures. Detached ADUs, including a unit above a garage, have historically been left to local zoning.
That's changing. Utah now requires every city with a population of 5,000 or more to permit detached ADUs on qualifying lots, generally those of 11,000 square feet or larger with an existing single-family home. Luxury properties, with their larger lots, are often exactly the kind of property this law was written for. Cities still control the specifics — setbacks, height limits, parking, design standards — so the details vary city to city, but the door that used to be closed in a lot of these markets is now open.
What to Actually Check Before You Buy
A garage with bonus space above it isn't automatically a legal ADU, and "could be converted" isn't the same as "is permitted and rentable today." Before you count on that income, you need to know: is the lot large enough under your city's ordinance, does the space already have a kitchen and bathroom or would it need one, is there a separate entrance, and does the existing structure meet code for a residential unit.
